Neighborhood picture Las Vegas natives and long-term residents often start stories with the phrase, "I remember when this was just a dirt road into the desert..." It's true that Las Vegas' burgeoning growth and expansion has rapidly turned bare desert earth into flourishing neighborhood.

While many Las Vegas newcomers are awed by our nightlife, exciting entertainment options and breathtaking vistas, they're even more delighted by the myriad of housing options available Valley-wide. Whether you're looking for rural seclusion, a lush, private master-planned community or a high-rise overlooking the Strip, you'll find your options are endless!

Master-planned communities have become increasingly popular during the past several years. Master plans are typically comprised of a wide variety of housing options, including everything from apartments and condos to multimillion dollar custom mansions. This mix of housing options is paired with carefully planned retail and entertainment amenities, parks and trail systems and public and private schools.

In addition to its master plans, Southern Nevada is also home to rural and established neighborhoods that vary in size, price and amenities. Many older homes are situated on large lots and have mature trees and landscaping. Rural communities offer more personal freedoms, including specially-zoned areas that allow people to board horses and raise animals. Las Vegas is also home to a number of age-restricted neighborhoods designed with the wants and needs of Las Vegas' healthy retiree in mind. And last, but not least, there are a myriad of options for corporate and temporary housing, high-rise living and apartments, condos and town homes.

Aliante Developed by Del Webb Corp. and America Nevada Corp., Aliante is the flagship master-planned development of North Las Vegas. The community has 1,165 acres dedicated to residential development and 100 acres set aside for commercial development to provide shopping, dining and entertainment venues. Approximately 22 percent of the development’s acreage is dedicated to recreational and public use, providing opportunities for an active lifestyle.

Aliante is home to two "villages," which include single family housing and an age-restricted community. Community amenities include an 18-hole championship municipal golf course, city parks, a natural arroyo and an extensive 24-mile trail system that allows residents to reach key destinations within the community without crossing major streets. Nature Discovery Park features a man-made lake with waterfalls, an interactive dinosaur discovery area and a water-play area. The park also features an outdoor stage and Ramadan, soccer fields, tennis courts and volleyball stadium.

Anthem

An upscale master planned community developed by Del Webb, Anthem is home to the Anthem Country Club, Anthem Golf Club, the Revere at Anthem and the Anthem Center, a 75,000-square-foot recreation facility that boasts an indoor/outdoor swimming pool and spa, fitness/exercise/wellness center and sports courts. The center also houses a restaurant, computer lab and resource library. Located high in the hills of the Mycology Mountains, Anthem boasts custom homes sites, gated communities and upscale tract housing. The lushly landscaped area includes an impressive waterfall entry and meticulously landscaped drives, walkways and common areas, including community parks and an amphitheatre. Developments within the Anthem master plan include Anthem Highlands, Anthem Country Club and Coventry at Anthem.

Desert Shores

The Desert Shores Community Association is a 3,351 unit master planned community located in the shadow of the foothills of northwest Las Vegas. This community was developed by RA Homes in 1988 and includes twenty-two different residential districts, with everything from condominiums to median priced housing and large custom homes behind private gates. All of the lakefront homes have direct access to the lakes and the option of private docks. The Association transitioned to homeowner control in November 1992.

Desert Shores encompasses 682 acres and features four man made lakes, a lagoon style swimming pool surrounded by a sand beach, palm trees and a picnic park with volleyball, basketball and playground facilities. The community docks provide paddle boating and fishing for the residents. The 2,100 square foot clubhouse, with terraces on the side of the main lake, is the site of many private parties and special community events. Being recreation-oriented, this community offers miles of walking and biking paths and the beach facility and paddleboat's operate six days a week in the spring and summer, including holidays.

Green Valley

Green Valley is a 1,310 acre master planned community within Henderson. The community is a carefully planned mix of land with 775 acres of residential neighborhoods and 310 acres for retail, office, medical facilities and the Green Valley Ranch resort hotel.

One of the more recent amenities that was completed is the District at Green Valley Ranch. A mixed use development, the District features residential condos and office space above retail shops and restaurants. Stroll through the District's boutiques, bookstores, and restaurants for a pleasant afternoon before hitting the Whole Foods Market for the freshest ingredients for dinner. On Friday and Saturday night's you can catch a movie at Sunset in the Green adjacent to Whole Foods, or attend the Fri./Sat. live music concerts in the Courtyard. The District has recently begun a series of wine tasting walks which have been very successful.

Desert Shores

This established waterfront community offers a wide range of housing options including age-restricted communities and lake-front home lots. The community’s amenities include man-made lakes, sandy beaches, water sports and extensive walking and biking trails. Residents also have access to the Desert Shores Community Center, a recreation facility that features swimming beaches, volleyball courts and BBQ/picnicking areas.

Green Valley Ranch

Green Valley Ranch was one of the first master planned communities in the southeastern part of the valley. This award-winning plan includes a variety of family-friendly neighborhoods, with housing options ranging from apartment homes to upscale gated neighborhoods. Green Valley Ranch is connected by a number of walking paths and is home to numerous parks and recreational facilities. The area is within easy access of I-215 and is in close proximity to The District at Green Valley Ranch and the Henderson Multigenerational Center.

Inspirada

Located in the southern foothills of the Las Vegas valley, Inspirada is the first community in Nevada created under the New Urbanism planning guidelines. Inspirada reclaims the idea of living in traditional neighborhoods within a close-knit community while highlighting the conveniences of modern life.

The community as a whole will be connected by 22-miles of bicycle paths, lit walking trails, tree lined boulevards and natural, open spaces giving you easy, walk able access to amenities throughout the community. Each village is centered around its own central park with all the homes within a comfortable walking distance from your front door.

Lake Las Vegas

This $3.8 million Mediterranean-theme residential/resort community boasts some of the most exclusive neighborhoods in Southern Nevada. The property features upscale custom home sites, gated neighborhoods and four golf courses, two of which are designed by Jack Nicklaus. Lake Las Vegas is also home to the MonteLago Village shopping district, Casino MonteLago, a man-made lake and the MonteLago Village Marina, where residents can enjoy gondola, sailboat and yacht cruises. Other features include Spa Moulay at the Loews, Spa Vita di Lago at The Ritz Carlton and numerous dining options.

McDonald Ranch

MacDonald Ranch and Roma Foothills are located in Henderson, Nevada just 20 minutes from the Las Vegas Strip. It features the neighborhoods of upscale MacDonald Highlands and the 55+ adult community of Sun City MacDonald Ranch, both of which are master-planned communities with beautiful homes for sale. Roma Foothills consists of 144 home sites nestled in the hillsides at the base of the Black Mountains. Each area offers amenities for its residents including neighborhood parks, tennis, basketball and volleyball courts, playgrounds, golf courses, a picnic area, swimming pools and trails. Nearby Red Rock Canyon National Conservation Area has excellent hiking and mountain biking trails and picnic areas. Indian ruins and petroglyphs are often visible along the miles of trails that meander across desert and into the hills and mountains. Lake Mead National Recreation Area is just ten minutes from Henderson, which also offers camping, swimming, fishing, boating and water skiing. Children attend schools in the highly acclaimed Clark County School District. There are also several institutes of higher education in Henderson, including Nevada State College at Henderson, Community College of Southern Nevada, Art Institute of Las Vegas, University of Southern Nevada and University of Nevada Las Vegas is only minutes away.

MacDonald Highlands

MacDonald Highlands is a guard-gated golf course community of 10 custom home neighborhoods. This beautifully-designed terraced community offers housing options that range from stunning town houses to multimillion dollar custom homes. Residents enjoy panoramic views of the Las Vegas Valley. Neighborhoods within MacDonald Highlands include The Reserve, The Retreat and Stonehaven. Exclusive amenities of this community include The Dragonridge Golf Course, designed by Jay Morrish and Dave Druzisky, and The Dragonridge Country Club, which features a pro shop, exercise facilities, tennis courts and a restaurant.

Mountain's Edge

Located in southwest Las Vegas Valley, Mountain’s Edge is a 3,500-acre master planned community. It’s also the fastest selling master planned community in Southern Nevada and the second fastest selling master plan in the country. When fully developed, Mountain’s Edge will feature four elementary schools, one of which is already open, two middle schools, a high school, a fire station, shopping centers, restaurants and more than 500 acres designated for trails and parks, including a 280-acre regional park. The community’s first park recently opened, Exploration Park, which features a western themed park and includes an Old West town, Native American play structures, an archeological dig area, a water play area and other attractions.

Painted Desert

Painted Desert is a master-planned community, boasting luxury homes and mid range single family homes, that surrounds the Painted Desert Golf Club. Painted Desert offers condos, villas and luxury homes on narrow, tree-lined streets. Most homes offer views of the golf course and the Spring Mountains which makes for attractive las vegas real estate. Guard-gated security and its scenic rural location make Painted Desert a excellent community to raise a family.

Providence

Providence is a 1,200-acre master planned community located in the northwest that revels in the small town traditions of the American dream and celebrates the optimism of American frontiers and the American West. Wide tree-lined boulevards and formally planted landscapes in paseos and parks visually reinforce the theme from every perspective.

The Providence master plan allows for 33 acres for parks and 10 miles of trails systems, and in addition to the existing surrounding high schools, 63 acres for schools have been set aside for two elementary schools and one middle school. Providence will be comprised of an estimated 7,500 single and multi-family units in 39 subdivisions.

Red Rock Country Club

The most prestigious social calendar in the community, Red Rock Country Club offers an exclusive, truly private setting where Members enjoy an incomparable level of personal attention.

Rhodes Ranch

A master-planned development of Rhodes Homes, Rhodes Ranch is a 15,000-acre guard-gated golf course community that includes eight individual neighborhoods. Known for its exceptional golf course, mountain and city views, the community features walking paths, parks and lush landscaping. Special amenities include Rhodes Ranch Golf Course, designed by architect Ted Robinson, and Rhodes Ranch Recreation Center, a 34,000-square foot facility that boasts a water park, playground, exercise facilities and sports courts.

The Lakes

Located directly west of the Strip and south of Summerlin, this lush community was built in the mid-1980's around several large man-made lakes and offers a variety of water sports. Original residents were on the fringes of what was then the city of Las Vegas, but now The Lakes is in the hub of activity close to the Strip. There are lots of green belt areas and jogging trails for residents, and great shopping and schools are located close by. There are over 4,000 residential properties from condos priced in the high $100,000s, to family homes priced from high $200s to opulent custom homes on the waterfront with private docks priced from over $1,000,000 on up.

Southern Highlands

The 2,300-acre Southern Highlands is one of Southern Nevada’s newest master-planned developments, boasting exceptional city and mountain views, golf course custom home lots and a wide array of housing options. The community has its own private school, an elaborate park and trails system and beautifully landscaped common areas. Amenities include access to the Southern Highlands Golf and Country Club, which features golf and tennis pro shops, a full fitness facility with sports courts and restaurant. Summerlin

Encompassing 36-square miles, the award-winning master-planned community of Summerlin rims the entire western edge of the Las Vegas Valley, framed by Red Rock Canyon National Conservation Area.
